"NAME YOUR FEE" Association Management

Jorel Association Management is pleased to announce its new “Name your Fee Association Management” program.  This program is designed to help community associations to lower their overhead and operating expenses, while providing excellent, responsive and efficient association management services to their community.

As the economy and mortgage crisis continues, community associations are coming under increasing pressure to lower operating expenses in order to balance and offset lower operating incomes (and reduced cash flow).  Boards of Directors know their budget constraints better than anyone as they have to deal with these cash flow problems every day.

With the “Name your Fee Association Management” program, Associations determine what they are able to pay, based on cash flow.  Jorel Association Management will then provide a selection of services for that fee.  If you have an active Board and several Committees that are willing to volunteer their time to their community, this can be a huge benefit to an association.  This program will leave more funds available to make needed repairs, improve the community and help increase property values.

"PRO BONO" Management Assistance

In an effort to give back to the community, Jorel Association Management has decided to provide Pro Bono (free) management assistance to small (up to 50 units in size) associations.   Associations will need to demonstrate that they are in financial distress and in need of assistance in order to qualify for this program.

Jorel Association Management will provide management assistance to these associations that will consist of free accounting and collection services, free administrative services, free community website and free unlimited management consulting services for one year.   (The Association will reimburse Jorel for any out of pocket expenses such as copies, envelopes and postage).

Pro Bono Management Assistance by Jorel will provide an association with some relief from the current foreclosure crisis which has hit associations extremely hard.  Most associations, no matter what their size, have experienced lower than budgeted operating incomes, higher collection costs, and in many cases, have had to approve special assessments to make up for these cash flow problems.

Smaller associations, based on higher percentages, are experiencing even more difficulties than larger associations when an owner stops paying their assessments.  High delinquencies put a severe financial strain on an association and its owners who are paying their assessments.  Pro Bono Management Assistance by Jorel should help those associations that need to reduce their overhead in order to combat lower incomes and decreased cash flow.

New PCAM-Congrats to John Pizetoski!

Congratulations to John Pizetoski who recently joined the elite group of community association managers who have earned the Professional Community Association Manager (PCAM) designation from Community Association Management (the industry trade group-CAI).   John is one of more than 1,200 managers nationwide who have earned the highest level of professional designation in the community association field. 

CAI is a national organization dedicated to fostering vibrant, responsive, competent community managers.  Some 50 million Americans live in the nationa's estimated 250,000 association-governed communities.

To earn the PCAM designation, managers must have five years of community association management experience and complete more than 100 hours of course work.  In addition, PCAM designees must fulfuill continuing education and service requirements and adhere to a code of ethics.

Pro’s of Aeration:

-       Improves lawn appearance

-       Improves ability to absorb water from rainfall or irrigation

-       Improves grown rate

-       Improves strength and overall healthiness of the grass

-       Root system has the ability for water and fertilizer to penetrate quicker

-       Bacteria in the soil breaks down faster and there is a decrease in thatch

-       Over-seeding success rate increases significantly

Con’s of not using Aeration:

-       Results in insufficient air, which causes

1.      Slow Growth

2.     Excess irrigation runoff (poor permeability)

3.     Shallow root systems (soil compaction)

4.     Highly susceptible to insects, disease, and heat damage
